Pre-Listing Home Inspections

A home inspection can help sellers save money and get a good price for their home.

For every $100 of repairs a home needs, a buyer will likely try to negotiate $200 off the asking price, and high-ticket items – a new roof, moisture or electrical problems – can potentially cost the seller thousands of dollars. A pre-listing home inspection is one way to ultimately avoid any unexpected negotiations. Here are some important tips for selling your home:

  • Set a realistic price: The market analysis prepared by your real estate agent will help determine a fair selling price based on the prices that other homes have sold for in your area. This comparison does not usually reflect the true physical condition of the home and its systems – a home inspection for the seller can give an accurate, overall picture of a home’s condition.
  • The listing price should reflect deficiencies: If there are deficiencies in a home, the selling price should reflect them for a faster sale. The combination of a professional inspection report and a listing price that reflects the true condition of the house can help minimize any renegotiation of the price based on a buyer’s home inspection – and potentially speed up the sales process. No one wants a house that sits on the market at an unrealistic price.
  • Disclosure: It is a legal requirement to disclose, up front, any deficiencies in a house listed for sale. The buyers will likely discover them through their home inspector anyway, so it will save time and money to have a pre-listing home inspection done to discover any hidden problems.
  • Make repairs prior to listing: Turn lemons into lemonade by fixing any problems yourself, before a buyer finds them and wants to renegotiate the sales price of your house. The cost to fix a leaky roof or other problem yourself will certainly be less than what the buyer will want taken off the sales price!

A documented home inspection, along with any repairs completed prior to listing a house for sale, can help a seller justify a higher listing price, or it can serve to minimize renegotiations by disclosing defects at the time of listing. And, it goes a long way toward reducing exposure for non-disclosure with the seller.
